Правка к очередной версии Правил паркинга, которые доступны по ссылке из пояснительной записки. (Я выложил для удобства правила от 27.10.2020, на которые была ссылка)

Исходя из  вчерашнего общения в чате, предлагаю следующее.
1.    Допускается мелкий ремонт автомобиля без применения едких или горючих жидкостей и порчи поверхностей паркинга (например: долив омывающей жидкости, замена колеса, аккумулятора, узлов осветительного оборудования и т.п).
2.    Не допускается организация ремонтных мастерских машин на машиноместе.

Дополнительные предложения.
3 При несоответствии номера автомобиля и номера, зарегистрированного в электронной метке, метка может быть деактивирована.

Предлагаю ограничить пункт 2.10.
2.10. Допускается размещение индивидуальных шкафов в подземной автостоянке в местах общего пользования, примыкающих к границам машиноместа собственника (вне границ машиноместа), при условии отсутствия помех для движения транспорта, обслуживания и эксплуатации инженерных систем и оборудования и при условии согласия собственников всех машиномест, находящихся в непосредственной близости от места такого размещения, не изолированного от других машиномест стеной, на безвозмездной основе площадь не более 1м2 (обсуждаемо)* (остальное на арендной основе)*.

1.    Пункты 6.4.4. и 6.2. запрещают въезд в паркинг без пропуска или заявки. Следует в этих пунктах дать ссылку на пункт 6.4.1 (про метки и др. тех. средства) или в каждом пункте расшифровать, что может быть пропуском.

2.12. Допускается использование отдельных помещений в подземной автостоянке для сезонного хранения велосипедов, колясок, автомобильных покрышек и т.д. на условиях аренды. Величина арендных платежей  утверждается на Общем собрании собственников машиномест. При этом средства арендных платежей вносятся в фонд развития и ремонта паркинга
Помещением может быть часть паркинга огороженная сеткой или сплошной выгородкой ? Я понимаю, что да.

п 3.15 - было несколько комментариев на данную тему: одежда может испачкаться по независящим от человека обстоятельствам, что не означает запрет на нахождение в доме. Если данный пункт необходим в том или ином виде (хотя территория ЖК не общественный транспорт где это актуально) - предлагаю доработать "обязательством" убрать за собой

 

п 6.4.1 указание на паспорт с регистрацией в ЖК некорректно. Человек может быть прописан где угодно (в пределах Москвы), а жить в ЖК. Предлагаю убрать. Как вариант - иметь базу собственников\членов семей собственников с соответствующими фото, с которыми можно сверяться.

 

п 6.5.5 и 8.6 в совокупности: ограничивают время разгрузки до 1 часа и в тоже время обязывают дополнительно упаковывать материалы сверх заводской упаковки. Учитывая возможные крупные поставки при ремонтах + необходимость перегрузки в авто, проходящее по высоте в паркинг, эти 2 пункта не дадут собственнику что-либо завезти вообще, т.к. поставщики дополнительно ничего не упаковывают и делать это придеться на территории ЖК. А за час немного переупакуешь, перегрузишь и занесешь.

п. 2.12 - в текущей трактовке как минимум требует уточнений из областей:

каким образом будут учитываться ОДН для таких арендаторов? 

как учитывать плату за СКУД? как данный пункт коррелирует с доступом в паркинг только собственников?

 

п2.13 - про кузовные повреждения тоже писали ранее: про хранение негорючих веществ в сгораемой упаковке, про кузовные повреждения и др. Кстати как планируется контролировать хранение разного рода предметов в шкафах из п2.10 ?
